Terms and Conditions

Thank you for choosing to stay at Westerlands.

By making a booking with Westerlands, you agree to these Terms & Conditions, which apply to all accommodation, experiences and activities across the estate.

1. Guest Responsibilities

Whilst staying at Westerlands, you are responsible for your own actions and for the actions of anyone you invite to join you or provide access to during your stay.

This includes:

  • Leaving your accommodation and any associated property in the condition it was found upon arrival.

  • Paying the full cost of any damage caused by you, your guests or your pets.

  • Acting with integrity, treating others with respect and complying with all applicable laws.

  • Ensuring any minors accompanying you are appropriately supervised at all times. By booking on behalf of a minor, you confirm that you are legally authorised to do so.

  • Reporting any damage or maintenance issues before your departure.

2. Check-in & Check-out

  • Check-in: From 3:00pm

  • Check-out: By 11:00am

Alternative times must be agreed in advance.

Late departures or early arrivals may incur additional charges to cover increased cleaning costs or any associated loss of income.

3. Farm Safety

Westerlands is a working regenerative farm located in a rural environment.

By staying with us, you acknowledge the inherent risks associated with the countryside, including farm machinery, livestock, uneven ground, watercourses and changing weather conditions. Guests are responsible for exercising reasonable care for their own safety at all times.

Westerlands cannot accept liability for injury, damage or loss arising from a failure to observe reasonable care around farm operations or the natural environment.

4. Respecting the Estate

To help everyone enjoy their stay and protect the landscape, we kindly ask guests to:

  • Respect the land, wildlife, livestock and surrounding natural environment.

  • Never approach, feed or disturb wildlife or farm animals.

  • Keep dogs under control and on leads.

  • Always leave gates as you find them, ensuring they are securely closed where applicable.

  • Refrain from using fireworks anywhere on the estate.

  • Keep noise to a considerate level, particularly during the evening and early morning.

  • No parties or large gatherings unless agreed in advance.

  • No smoking inside any accommodation.

  • Dispose of litter and waste responsibly.

  • Respect neighbouring guests, residents and tenants living on the estate.

Failure to follow these requirements may result in your stay being terminated without refund.

5. Commercial Bookings

For filming, photography, corporate events or other commercial use:

  • You remain responsible for the safety and conduct of your staff, contractors and guests.

  • Any damage caused during your booking must be repaired or reimbursed.

  • Westerlands reserves the right to request a refundable security deposit where appropriate.

  • We may also request evidence of suitable Public Liability and/or Employers' Liability insurance prior to your event.

6. Parking

Complimentary off-road parking is provided.

Vehicles and their contents remain the owner's responsibility and are parked entirely at the owner's risk.

Please:

  • Park only in designated parking areas.

  • Leave sufficient access for farm machinery and emergency vehicles.

  • Do not exceed two vehicles per booking unless agreed in advance.

7. Occupancy

Please do not exceed the stated maximum occupancy of your accommodation at any time.

Exceeding occupancy limits may cause damage to the accommodation and presents health and safety risks.

Westerlands reserves the right to terminate your stay immediately, without refund, if this condition is breached.

8. Emergencies

In the event of an emergency, please dial 999.

Emergency contact information, first aid arrangements and evacuation instructions are provided within your accommodation handbook. Guests are encouraged to familiarise themselves with these upon arrival.

9. Cancellation Policy

Full payment is required at the time of booking to secure your reservation.

Refunds

  • More than 30 days before check-in – 100% refund

  • Between 14 and 30 days before check-in – 50% refund

  • Less than 14 days before check-in – No refund

We are happy to move your booking to alternative dates where availability allows. Please note that changing your booking does not create a new cancellation period. The original cancellation terms continue to apply. If your booking is moved to an earlier date, the cancellation deadlines will also move forward accordingly.

Additional Terms for Cabins, Shepherds' Huts, & Tented Accommodation

As part of our commitment to biodiversity, regenerative land management and caring for nature, Westerlands has partnered with Wilded Club. Guests staying in applicable accommodation are automatically enrolled as complimentary members of Wilded Club for the duration of their stay. This membership is provided at no additional cost and enables Wilded Club to administer your  membership and provide site-specific safety or operational communications where required. By making your booking, you consent to your contact details being shared with Wilded Club solely for these purposes.

Guests staying in applicable accommodation must also comply with the following, with the aim of protecting and caring for the landscape and biodiversity living in it:

  • Follow all pre-arrival information provided, including the designated access route, parking arrangements and any access instructions.

  • Do not drive off the designated access route or onto surrounding land unless expressly authorised.

  • Remain within the immediate accommodation area, designated routes and public rights of way unless otherwise permitted.

  • Fires are only permitted within the designated fire pit, must remain below knee height, must never be left unattended and must be fully extinguished before departure. Any temporary fire bans must be observed immediately.

  • Smoking is prohibited within 10 metres of any cabin, yurt, shepherd's hut or associated structure. Cigarette ends and ash must be disposed of responsibly.

  • Composting toilets (where provided) must only be used in accordance with the instructions displayed. Non-compostable materials must never be placed inside.

  • All rubbish should be placed in the designated bins provided. Excess waste must be taken to the designated waste collection point where instructed.

  • Only the guests named on the booking may occupy or access the accommodation.

  • Vehicles must depart via the designated access route by the agreed departure time.

Failure to comply with these additional terms may result in your stay being terminated without refund, and you may be held responsible for any resulting damage or associated costs.
