Lower Barn House offers a stunning combination of timeless style in a uniquely peaceful setting. Perfectly designed for large families and groups of friends (up to 11 guests) to come together and experience pastoral bliss in the heart of the South Downs.

    Seating for up to 30 people, chestnut pergola, shaded by a 40 year vine, with built in BBQ. A truly tranquil setting for dining and relaxing with friends & family.

Space to think

Our snug provides space for individual guests to enjoy some quiet time to think and write.

While we hope you will use it as a space for stress-reduction techniques such as writing a journal, we recognise that sometimes work is a necessity even for short breaks in nature. This room makes a perfect office for remote meetings or study for upcoming exams!

Younger kids love the snug and often claim it as their space: a drawing desk, a comfy sofa to read a book or message friends, board games and puzzles spread out on the floor - a zone where they can be together away from all the grown ups.

Dog friendly accommodation

We love dogs here at Westerlands. Lower Barn House provides dog bowls, treats and private fenced in gardens. We also have a warm water shower hose in the garden and dog towels too!

We do ask guests to bring their own dog beds.

We support the SDNP Take the lead campaign which means keeping dogs on a lead outside the garden. This is for their own safety around farm machinery as well as the welfare of our animals - our chickens roam free - as well as the abundance of wildlife here on the South Downs.

Bring your horse on holiday

Our stable yard is just a 5 minute walk from Lower Barn House and this is where you can arrange turnout and stabling for your horse while you are staying with us.

You can also book additional horses for you and your guests to explore the South Downs. Rides can be booked with our Equestrian Manager at our Trekking Centre.

What we provide for your stay

  • For Young Children

    We provide a stair gate, travel cot, high chair and potty. If you need more than one of each, or anything else to make your stay more comfortable, please contact us so that we can organise for these to be at the house when you arrive.

  • Edge Coffee

    We actively support local businesses which is why our complementary coffee is made by one of our partners, Sussex based coffee merchant, Edge who have been roasting coffee since 1981. Their Roastery, EDGE Café and Store is located nearby, just outside the historical town of Arundel.

  • Pantry Supplies

    As well as our favourite coffee from Edge, we provide the basic items - sugar, tea, salt, pepper, olive oil and balsamic vinegar. Graffham Village Shop is open from 7am to 7pm and is just a 2 mile walk from the house. If there is anything else you need or have any questions, please contact us.

  • Faith in Nature Soaps

    Our complementary hand soap, body wash, shampoo and conditioner are made by Faith in Nature and are entirely in keeping with our ethos here at Westerlands. They are ethical, sustainable, cruelty free, recycled, recyclable, natural, vegan and biodegradable. We refill bottles in our laundry room so please don’t throw empty bottles away, just ask for a refill.

  • Ecover Cleaning Products

    All our household cleaning products are made by Ecover. Made in a zero waste certified factory with plant-based, biodegradable ingredients and stored in a bottle made from 100% post-consumer recycled plastic and refilled in our laundry room.

  • Wood Fire Supplies

    We provide a bundle of logs (enough for 2 fires), eco wooden wool fire starters and matches and you can purchase more from us while you are here. If you wish to use the BBQ during your stay you can buy charcoal from the Co-op in Petworth.
