This impressive double-height space features an internal balcony for live music, a crackling open fire in winter, and expansive windows framing breathtaking views across the South Downs, creating an unforgettable setting for private dining.

Enjoy exclusive use of the Private Polo Bar for the evening (minimum spend £300). Situated between the Gathering Hall and the Rose Room, it links the two spaces effortlessly, creating a seamless transition from welcome drinks and dining to dancing.
Rose Room & Garden
For an additional £250, enjoy exclusive use of this private entertaining space, seamlessly connected to the Gathering Hall through the Polo Bar or adjoining hallway.

Bathed in natural light, the south-facing Waterlands Room is a spectacular double-height conservatory that brings the outdoors in. Framed by panoramic views across the South Downs, it offers an elegant setting for private dining in every season.
By evening, the room becomes truly enchanting. Set within an International Dark Sky Reserve, guests can dine beneath a canopy of stars while enjoying all the comfort of a beautiful indoor space.

A unique feature of the Waterlands Room, the Water Bar offers guests fresh spring-fed borehole water drawn from deep beneath the South Downs. Flowing from a traditional lion head fountain set within a striking blue-tiled alcove, it's a simple yet memorable detail that celebrates the estate's natural surroundings.
The Courtyard
Seamlessly extending the Waterlands Room, the Courtyard offers an inviting outdoor space just beyond the glass doors. Ancient flagstones, fragrant lavender, a welcoming firepit and sweeping views across the South Downs create the perfect setting to enjoy a drink, linger over conversation and embrace the tranquillity of the Sussex countryside.
The Reading Room
For an additional £250, transform the Reading Room into your own private entertaining space. Connected directly to the Waterlands Room by glass doors, it is the perfect setting to expand the celebrations.
